Property Specific Team

We named our company Property Specific Realty because each and every individual asset needs a customized approach. Our team is made up of very experienced Buyer Agents, Listing Agents and Property Managers. Our core focus is to provide exceptional service to the Clients that we work with every day. We specialize in Relocation, New Home Buyers, Selling Homes for top dollar and Investments. Our firm has an In-house management and maintenance division also. If you use our agents to work with you to find a new home to build, we also help getting you short term housing. Property Specific Realty is an individually owned firm serving those in the Wake Forest, Raleigh/Durham, Greensboro and surrounding markets. Chris Webb REALTOR® Owner & Broker in Charge

Chris is originally from Raleigh, NC and a graduate of East Carolina University. Chris returned to Raleigh, NC after graduation to pursue a career in Real Estate. Chris started out doing Property Management and was able to quickly excel to higher responsibility positions such as Vice President of Asset Management and Director of Property Management for a private company that had controlling interest of more than 20,000 units. As a result of Chris' involvement in a $100M acquisition of a student housing portfolio, he was honored as a recipient of Student Housing Business Magazine's top 30 under 30 National Award.

Chris' Asset Management experience allows him to approach Real Estate from a unique vantage point. He can help you assess the value of a single family home purchase, multifamily acquisition, or rehab investment property. Chris and the rest of the Property Specific Realty team is ready to assist you with all of your Real Estate needs, including Property Management, Buyers & Sellers, and Investment Properties.

Lori Valenti Webb Broker & Marketing Director

Lori Valenti Webb is a licensed Broker and has over 10 years of experience in the Multifamily and Real Estate sector. She started her own marketing firm, Property Playbook, in 2017- which focuses on Real Estate Marketing. She brings her expertise to every home she markets and our partners are able to enjoy certain benefits such as event planning, social media marketing, and additional creative strategies as an added bonus!

Lori's marketing background allows her to be exceptional at positioning a home for sale or for rent to spend the least amount of days on the market. She can have a home perfectly marketed and promoted in a 48 hour turnaround time and specializes in exceptional photography, video and social media.

She is a regular speaker at Industry conferences including AIM, NMHC, NAA and Apartment Association Education Sessions. She is a guest writer and blogger for Multifamily Insiders, and Apartminty and has been highlighted in Units Magazine for onsite achievements. Lori holds a Bachelor’s Degree in English and Marketing from the University of Massachusetts, Boston and is a member of the National Association of Professional Women and a Board Member on the New Lease on Life Program of NC. Lori is an Advisory Board Member of the Multifamily Innovation Conference in Atlanta.

Andrea Cummings joined Property Specific Realty in 2018. She is a Broker at the firm and is the lead coordinator for the Property Management Division. She assists with the Investments Division and is also a Partner in Marketing Efforts.

Alison is a seasoned local, raised in Cary, North Carolina. Having also lived in Raleigh, Wake Forest and Youngsville, her expertise in the Triangle market is extensive. Alison has an innate talent for home renovations and redesign. She has worked with many clients to find their perfect home and give them a detailed aesthetic design. She also helps maximize her sellers profits by making slight improvements and staging options to the home.

Alison is a skilled and detail-oriented Broker. She is a member of multiple Investment groups and is a lead Designer on Property Specific Realty’s Renovation projects.

Whether you are a first time home buyer, a seasoned investor, selling or leasing your property, Carl has the resources, equipment, knowledge and experience to assist you in all your real estate needs. Carl’s priority is continue to lend his knowledge, skills and services even after you have settled in or sold your home. Long-term, mutually beneficial relationships are his strength.

Carl served over 20 years in the United States Airforce splitting time between the enlisted and officer corps. In his career he has moved 13 times in 20 years so he is empathetic to the anxiety that comes with buying and selling a home while also worrying about relocating. He has over 14 years of Real Estate experience and has owned and operated a full service firm in Colorado. He graduated from Chapman University with a Bachelors Degree in Social Sciences and completed his Masters Degree in Emergency and Disaster Management from TUI University. He enjoys spending time with my family, hunting, fishing and traveling.

Very Low Splits- We offer 80/20 splits on Brokerage deals and 70/30 splits on Property Management.

Office Use- We office out of the new Hatch space in downtown Wake Forest. Its rustic, modern charm make for an excellent setting. We have an office space and can reserve the conference center at any time. This is free space to all our agents.

Monthly Fees are only if you opt into the Team Dotloop platform and need an additional phone number added. Nothing else and these are optional!

Marketing Muscle- Free for all our agents is the Real Estate Marketing Agency Property Playbook. You can work one on one with the Director or outline your vision and let them take the ropes for you!

Property Specific Realty pays for a great deal of advertising on your behalf. Additionally, we have general signs. We do ask that you purchase your own branded signs, business cards, flyers, etc. but Playbook Marketing can help you create all your designs for free.
